What actually affects the cost of a home renovation

Short answer

A renovation quote is driven by six things: the size and scope of the work, the condition of what is already there, the material and fixture level you choose, access and protection requirements, permit and inspection needs, and how many trades have to be sequenced. Two projects with identical square footage can price very differently because of condition and access alone.

The six cost drivers

  • Scope — how many surfaces, rooms and systems are touched, and whether layout changes are involved.
  • Condition — plaster cracks, water damage, out-of-square framing, failed subfloor or old wiring add prep labor before any visible work starts.
  • Material level — the same tile layout in builder-grade porcelain and in large-format stone are different projects to install, not just different receipts.
  • Access and protection — walk-ups, elevator reservations, parking restrictions, occupied homes and shared hallways all add handling time.
  • Permits and inspections — structural, electrical and plumbing changes may require permits; the schedule then depends on inspection availability.
  • Sequencing — every additional trade (demo, framing, electrical, plumbing, drywall, tile, paint, flooring) adds coordination and drying/curing days.

Why an accurate number needs a walkthrough

Photos and dimensions get a project into a realistic range. A final number needs an on-site look, because the expensive surprises are almost always hidden: substrate condition behind tile, what a wall is actually made of, how level a floor really is, and where existing plumbing and electrical runs.

A responsible contractor will tell you which parts of a quote are firm and which are allowances that depend on what is found during demolition.

How to compare quotes fairly

  • Compare scope line by line, not bottom-line totals.
  • Check what is included: demolition, disposal, protection, materials, finish carpentry, cleanup.
  • Ask what is an allowance and what happens if the allowance is exceeded.
  • Ask how change orders are priced and approved before work continues.
  • Confirm who is on site daily and who is responsible for scheduling trades.

Can a contractor give a price from photos alone?
Photos support a preliminary range. A firm price requires a walkthrough because condition, access and hidden substrate issues are what move the number.
Why do quotes for the same job vary so much?
Usually because the scopes are not the same. Differences in prep, disposal, protection, materials and who handles permits explain most of the gap.
What is an allowance in a renovation quote?
A placeholder amount for an item not yet selected or not yet visible — for example tile that has not been chosen, or repairs behind a wall. If the actual cost differs, the quote is adjusted with a change order.
